Do I need a hotel license if I operate a service apartment or condotel?
The answer depends on how the property is structured, marketed, and managed. The Hotel Act applies to properties that provide accommodation for payment and meet certain characteristics. Condotel arrangements and service apartments sometimes fall within that scope, sometimes outside it — the detail matters. We typically begin with an eligibility assessment to clarify this before any application work.
How long does a TAT tour operator license application take?
Processing times vary with the category of license and the completeness of the submitted documents. A well-prepared application for a domestic operator typically moves through the TAT process more quickly than one for a full inbound license requiring additional financial bond documentation. We discuss realistic timelines at the outset of each engagement based on the specific circumstances.
What is included in the contract review service?
The contract review covers one contract per engagement. We read the full agreement, identify clauses that merit attention — such as indemnities, termination provisions, liability caps, and payment terms — and deliver a written memo with our observations and, where relevant, suggested redline language. The fee is ฿4,200 for a single contract. Additional contracts can be added at the same rate.
Can you help if I have already started my application but hit a problem?
Yes. We can pick up from wherever an application stands. In those situations we usually begin by reviewing what has been submitted and what response has come from the authority, then advise on the most straightforward path forward. We are used to working with applications that were initially prepared without legal support.
Are your fees fixed or does the amount change?
The fees shown are fixed for the described scope of work. If a project develops additional complexity beyond the original scope — for example, a hotel application that involves a change-of-use matter requiring separate regulatory clearance — we would discuss that with you before proceeding and agree on a fee for the additional work. There are no surprise invoices.
Do you work with foreign investors or only Thai nationals?
We work with both. A significant part of our client base is foreign-owned hospitality businesses operating in Thailand, including investors from Europe, Australia, and across Southeast Asia. We communicate in English and Thai, which makes the coordination between client and Thai authority more manageable.
